The EPC is currently available only for the profession of real estate agent.

To work as a real estate agent in Italy, it is possible to use the new tool of the European Professional Card (EPC).

The EPC can also be requested by Italian citizens who wish to work in another EU country in the same profession.

By obtaining the EPC, EU citizens—whether entering or leaving Italy—can operate under the regime of free provision of services (temporary and occasional service for a maximum duration of 18 months) or under the right of establishment in the case of long-term relocation.

The EPC system is an alternative to the standard procedures for recognition, certification of qualifications, and prior declaration of free provision of services as outlined in the directive. These traditional procedures remain fully valid and applicable to the real estate profession.

Therefore, it is up to the individual to choose whether to follow the traditional path or the new EPC route.

The EPC, which came into effect on January 18, 2016, is governed by Directive 2013/55/EU, which amends Directive 2005/36/EC.
